The commission voted to approve preliminary plat application 005-2026 for a 0.924-acre parcel at 11804 Elam Road to accommodate an 8,450-square-foot retail building. Staff said the site is zoned local retail and described access, utilities and landscape requirements.
During questioning, staff explained that local retail allows bakeries, restaurants and small offices but prohibits gas stations, convenience stores and auto repair. "So local retail essentially allows, you know, a bakery, potentially a restaurant, any retail store, an office, like a medical office of some sort," the staff presenter said. Commissioners also asked about a potential median cut on Elam; staff said a median opening was not proposed because the traffic study did not require one.
No members of the public spoke during the hearing. Commissioner Watson moved to approve the preliminary plat; Commissioner Gardner seconded and the motion passed on a roll-call vote.
