The Planning Commission approved a development agreement (DA) and separate rezoning for a 22.63-acre parcel near Sand Ridge Road and Fire Tower Road in Little River, allowing a portion of the site to rezone from CFA to RE4 for commercial use while reserving potential right-of-way corridors for the RAV 4 Sand Ridge Road connector.
Staff said the DA is the vehicle to reserve the county's potential right-of-way options and that the developer would donate required land to the county at no cost if needed. Applicant Shep Guyton told the board the DA is not because the project is a "mega development" but to preserve right-of-way corridors; he also described a development cap tied to post-retention yield, estimating the project could not exceed roughly 200,000 square feet under the agreement.
