Staff described the East Gate Logistics Center site plan (previously approved in 2021 but expired), saying the site plan still meets zoning and shows a primary building "consisting of 1,255,975 square feet" with parking around all sides. Staff noted a 2021 screening study is still being used and that the traffic impact analysis (TIA) will be reviewed by the city engineer prior to plat approval.
Commissioners asked whether the project would generate significant 18-wheeler traffic and how nearby residential development has changed since 2021; staff said that is why the city engineer will re-evaluate the TIA when the plat is submitted. The commission moved and approved the site plan; staff will pursue the plat and the city engineer’s review as the next step.
Because the site plan was a re-approval of an earlier project, staff emphasized confirming engineering and traffic analyses before the plat advances.
