"The existing parcel contains 73,339 square feet, about 1.68 acres," Schomburg told the board as he described the proposal for an addition and a detached barn within the 50‑foot wetland buffer. He said the project would avoid filling or altering wetlands and proposed erosion controls.
Board members pressed for additional clarifications — including driveway access, labels showing the required 65‑foot sight distance from the center of the road, confirmation whether the road is a state road (requiring a DOT permit), and whether the barn might house animals (which would trigger manure‑storage and well‑radius concerns). After the preliminary review the board moved the application to a public hearing scheduled for September 2 and asked the applicant to correct legend errors and add labels requested by the board and the road agent.
