Planning Commission approves annexation, zoning change for Old Newport Highway parcels for potential park

The Sevierville Regional Planning Commission unanimously approved the City’s request to adopt a plan of services and to annex three parcels on Old Newport Highway that the City says it has acquired with the intent to build a park. Development Director Corey Divel told commissioners the front parcel is 18.4 acres currently zoned industrial in the county and staff proposes rezoning that frontage to IC (Intermediate Commercial) while annexing and zoning the remaining approximately 47.5 acres LDR (Low Density Residential). Both water and sewer were noted as available nearby.

Commission discussion centered on the annexation boundary, which staff said was drawn to include all of Old Newport Highway to control access but to exclude frontage on Harrisburg Mill Road. The commission certified the motions approving the plan of services, annexation resolution and zoning ordinance to the Board of Mayor & Aldermen after unanimous votes. The motions were recorded as certified to the Board of Mayor & Aldermen.
