The commission unanimously denied a rezoning application for two parcels at 315 Hardin Lane that the applicant, identified as Juan Sierra in the agenda, proposed to convert from Low Density Residential (LDR) to Medium Density Residential (MDR) to allow townhome development. Development Director Corey Divel told commissioners the combined site totals about 6.43 acres, including one parcel of roughly 2.9 acres with an existing home and another vacant parcel of about 3.5 acres. Staff noted that LDR is the zoning intended to preserve single-family homes and to prohibit short-term rentals.
Public testimony included opposition from a nearby property owner who raised spot-zoning concerns. Commissioners debated consistency with surrounding land uses and the precedent a change could set, ultimately voting to deny the request (motion by Wayne Helton; second by Shane Patterson). The motion passed unanimously.
