The Planning Commission voted to approve a preliminary PUD for a large mixed-residential project proposed by Compass Ventures on Lonesome Valley Road that would total 470 units — 134 townhomes and 336 apartments — according to staff. Development Director Corey Divel said the site includes wetlands that will require coordination with the Tennessee Department of Environment and Conservation (TDEC) and that the developer completed a traffic impact study. Staff recommended approval subject to addressing outstanding comments.
Several residents spoke during public comment, expressing concerns about increased traffic, intersection safety, pedestrian access, flooding and emergency evacuation routes. Commissioners noted that while many transportation issues extend beyond City jurisdiction, they encouraged coordination on planned improvements such as future sidewalks along Apple Valley Road and funded intersection work at New Era Road/Parkway. The commission approved the request subject to staff comments (motion by Daryl Roberts; second by Mayor Fox).
