The Palatine Zoning Board of Appeals recommended approval of a special‑use permit and parking variation for a proposed Baci Pizzeria at 1116–1120 W. Northwest Highway.
Petitioner Pascual Diriana, who identified himself as owner/operators of Baci Pizzeria, described a 40‑seat layout and business model he said would be largely takeout and delivery: "We would hope that 25% dining would be the allocation of revenues… the other 75% is takeout," he said. Diriana estimated only one or two delivery drivers would operate at a time and described COVID‑era seating adjustments.
Property owner George Sinis told the board he recently bought the building, which has 40 parking spaces and often appears underutilized; staff also reported field inspections that showed no observed parking occupancy issues. Staff recommended approval with conditions, including that the business submit a delivery traffic management plan and that operations conform to the submitted floor and business plans.
Board members questioned sight lines and the short turn‑in/turn‑out at the center but said the current tenant mix and observed low parking occupancy made the use feasible. The motion to approve subject to staff conditions passed by roll call 6–0 and will be forwarded to the village council.
