ZBA backs Sweatshop fitness studio's special use at 140 W. Northwest Highway

The Palatine Zoning Board of Appeals recommended approval of a special-use permit enabling Sweatshop LLC to relocate a Buffalo Grove location into a vacant tenant space at 140 W. Northwest Highway. The board voted unanimously to recommend approval; staff said the plaza has 265 parking spaces and the proposed use requires 26, leaving an excess of 31 spaces for the center.

Owner Matthew Kulman (S16) described the business as a combination of group boot-camp classes and small-group training, noting experience operating two existing locations. "We provide fitness, health, wellness, boot camps, and nutrition, to all ages and all levels of physical fitness," Kulman said. Landlord representative William Thompson (S17) told the board he conducted tenant vetting and saw strong community interest. "I joined the Facebook group and I noticed an overwhelming amount of support between members," Thompson said, adding that tenants in the center expect increased foot traffic to benefit nearby businesses.

Staff recommended approval subject to plan conformance and a condition that all fitness activities occur inside the tenant space (outdoor activity would require additional review). The board moved to approve the special use and will forward the advisory recommendation to the Village Council.
