The commission approved WC26-400064 and UC26-0349, applications to allow outdoor storage, manufacturing light and parking reductions for an existing office-warehouse complex north of Cary Avenue in Sunrise Manor.
Applicant Jacob Garcia, representing AJMM Holdings, explained the business will remanufacture steering parts and store containers behind a gated wall; he presented photographs showing the storage area is enclosed and not visible from the street. Commissioners questioned visibility from the public right-of-way and the adequacy of shared parking. Staff explained cross-access exists across multiple individually owned parcels but that historic illegal outdoor storage and reduced parking on several parcels has created an overall shortfall, which supports the requested parking waiver.
After discussion about landscaping (replacement of failed cypress plantings with drought-tolerant species), parking, and operational controls, the commission approved the waivers and use permits subject to staff conditions; the approvals are final unless appealed.
