The Planning Commission recommended that the City Council approve proposed amendments to Chapters 2, 6 and 7 of the Grantsville Land Use Ordinance, subject to the conditions outlined in the staff report.
Shelby, a city staff member who summarized the edits, said the home-occupation language was changed to remove a minimum lot-frontage requirement and require only that lots have frontage on a public or private road providing legal access. Shelby also explained changes to driver-approach rules so no driver approach shall be closer than the applicable side-yard setback; that standard is measured from the side property line to the nearest edge of the driveway, excluding flares.
On Chapter 7, Shelby said the referral rules were tightened so a conditional use will be sent to the planning commission only if comments identify a potential compliance issue with approval standards or other provisions of the land use ordinance — for example, a claim a use could be a nuisance — rather than for any comment received.
Commissioners moved and seconded the recommendation; the motion passed unanimously. The edits proceed to City Council consideration.
