The Planning & Development Board approved a variance (file 26V35) allowing a reduction in the combined side‑yard setback at 315 South 56 Terrace, 5–3, after a contested hearing in which staff, the applicant and multiple neighbors presented. Staff planner Adrian Montoya told the board the request arose after an administrative approval was appealed and that staff found the application consistent with the zoning criteria; notices for the administrative review had been sent on 05/08/2026. "We are recommending approval of the variance," Montoya said, describing the lot as located south of Hollywood Boulevard and east of State Road 7 and explaining how the combined setback calculation works.
Applicant Trevor Monolal (appearing in person) said the 3'9" change to make the combined setback 15 feet is a minor adjustment that would not affect drainage, privacy, noise, traffic or property values and that the building department cleared the site for the non‑zoning permitting steps. "There is no adverse impact," Trevor said while asking the board to approve the modest adjustment. Neighbors countered: Diana Piterale, a former board chair, said Lawn Acres is an older pocket neighborhood on septic and warned that tight side setbacks limit access for maintenance and emergency work. Virtual speaker Waleska Oquendo and others raised concerns about recent police activity at the property and possible short‑term rentals; the city attorney advised the board that homestead status, occupancy and police records are outside variance criteria and should be pursued through the county property appraiser or code compliance process. After deliberation the board approved the motion by roll call: Yes — Christine Corbo, Odalys Delgado, Barbara Pamelio, Massimo Granzini and Mina Morgan; No — Joseph Stadlin, Richard Blattner and Bob Glickman (motion carries 5–3).
