Board approves 36‑unit Van Buren Street design and site plan with conditions

The Planning & Development Board approved the design and site plan for 36 residential units at 2306 Van Buren Street (file 24DP79). City planner Umar Jev told the board the proposal complies with the DH‑2 zoning standards and the citywide master plan and noted the project includes 35,930 square feet across four stories and 49 parking spaces; staff recommended approval with a condition relating to the proposed public art treatment.

Architect Luis LaRosa described the proposed façade, public art mural concept and rooftop screening for mechanical equipment. He said the project would provide 49 off‑street parking spaces on the ground floor and that the developer has reduced unit count from earlier iterations. Board members asked questions about mechanical screening and the art approval process; staff confirmed the art will undergo public art review and that if the applicant replaces art with a funds‑in‑lieu option it would require a design review return. The board moved and approved both the design and the site plan with staff‑recommended conditions.
