Residents urge caution as TRAC's Tuckahoe Technology Park pre‑application draws large turnout

A sustained, heavily attended public‑comment period focused on a pre‑application by developer TRAC for a proposed Tuckahoe Technology Park — an 872‑acre hyperscale data center campus in the county's Technology Overlay District. Mosaic at West Creek Homeowners Association president Arnie Rosenberg asked the board to evaluate whether a multi‑phase industrial campus of the proposed scale is compatible with an established adjacent 55+ residential neighborhood, calling for "site‑specific compatibility" analysis beyond conformity with the overlay zoning.

Speakers raised concerns about construction impacts, continuous operations, backup generator emissions and odor, cumulative electrical and water demand, long‑term enforcement of conditional‑use conditions, and the absence of site‑specific design details in the applicant's materials. "The question is whether these two uses are compatible when placed directly next to each other," Rosenberg said. Several residents urged a temporary moratorium or a requirement for independent water, power, noise and air quality analyses before any formal conditional‑use permit moves forward.
