The Ponte Vedra Zoning & Adjustment Board unanimously recommended that the Board of County Commissioners approve a PUD modification request from Our Lady Star of the Sea Catholic Church that would authorize redevelopment of administrative and education/childcare facilities at 545 North A1A.
Ellen Avery Smith, the applicant's attorney from Rogers Towers, said the Diocese of Saint Augustine owns the property and that the application includes additional square footage to accommodate future needs so the church would not need another PUD modification later. "The owner of the property that is subject to this application is the Diocese of Saint Augustine," she told the board, and staff noted the site is roughly 52–53% impervious surface — below the 65% maximum allowed in Ponte Vedra. Project engineer Rick Welch and construction lead Victor Yazbek answered technical questions; Yazbek said the team aims to start promptly after county commission approval so the early learning center can open next August.
Board members asked about height, setbacks and parking; staff confirmed no new waivers to the PUD or changes to setbacks and heights were requested. The board voted 6–0 to recommend approval; the item will proceed to two county commission hearings, tentatively scheduled for September and October.
