The Rockwall City Park Board approved a site plan for the Erwin Farms subdivision, a proposed 123-lot single-family development on approximately 98.198 acres in the city’s PD-104/SF-10 zoning district. Committee member (S5) moved to approve the application (SP2026-025) as presented; Committee member (S6) seconded and the board voted 5 yes, 1 abstention, and 1 absent.
Staff outlined a set of required corrections and conditions to be incorporated into the finalized plans, including that playgrounds be built to International Playground Manufacturers Association standards, internal and roadside trails be a minimum of 8 feet wide, and that the developer provide trail connectivity to the future Alma Williams Howard Park. “That’s our feedback that they need to make correction on the plans,” the Staff member said, noting applicants will receive these comments after board approval. The board directed staff to ensure the six staff recommendations are reflected in plan revisions before final administrative acceptance.
