Planning Board recommends rezoning for Twin Oaks property to high‑density mixed use

The Escambia County Planning Board on Aug. 4 recommended approval of a rezoning request for property at 4600 Twin Oaks Drive to HDMU (high‑density mixed‑use).

Caleb McCarthy, AICP, planner for Escambia County, presented maps and aerial photos showing the property and the 500‑foot radius zoning context and said the majority of the parcel is already HDMU. He described the site as 11.9 acres in the packet, while the applicant clarified the parcel before the board was smaller. "The 1 that is before you today is approximately, I think, 7 and change," the applicant said. The application seeks to consolidate zoning on the northern portion so the legal boundaries of the parcel match the surrounding HDMU district.

Staff reviewed the request against the approval criteria in the Escambia County Land Development Code and recommended the rezoning, finding it met the applicable comprehensive plan and code requirements. With no members of the public signed up to speak, the board moved to approve the recommendation by voice/hand raise.

The Planning Board's recommendation will be forwarded to the Board of County Commissioners, which will review testimony, exhibits and evidence before making a final decision.
