Rosedale preliminary plat recommended by planning board; DOT requires turn lane on Dollar Town Road

Planning staff presented the Rosedale preliminary plat, a proposed 69‑lot subdivision on Dollar Town Road that abuts Spring Forest and Deerwood subdivisions. The planner said average lot sizes would be about 22,000 square feet (roughly 0.5 acres), and DOT requires construction of a turn lane on Dollar Town Road as part of the development. "This is a preliminary plat... the planning board has reviewed this request and does recommend approval," the planner said.

Commissioners asked clarifying questions about jurisdictional matters and how the plat connects to neighboring subdivisions; staff said the town of Walnut Creek had voluntarily relinquished a related jurisdictional interest earlier in the year. The planning board recommended approval and the item will return to the board as it proceeds through final plat review.
