Planning commission approves Wylie Tech Park site plan for roughly 280,000-square-foot flex park

The Wylie Planning & Zoning Commission voted to approve a site plan for the Wylie Tech Park, a multi-building flex-space and light-industrial development proposed at 701 Sandham Boulevard. Kevin, a city staff member presenting the item, said the proposal covers roughly 56.67 acres and "they're proposing to develop 6 buildings. It's a total of 280,000 square feet." Kevin also said the project would provide 597 parking spaces, 28 of which would be ADA-accessible, and meet landscaping requirements by providing 26% of the site in landscaping.

A project representative explained that, instead of leaving access as an easement, the developer plans to construct an internal private street "so that way they can get their addressing," which the representative said would allow individual building addresses and full internal circulation. The presenter also described sidewalks and pocket pavilions for pedestrian access and said building elevations are brick with articulated entrances.
