The Planning and Zoning Commission approved a preliminary plat for Western Mesa, Section 2 — a replat of Lots 2 and 3 — allowing the applicant to combine approximately 0.54 acres into a single lot for future construction.
Planner Madeline Hawkins presented the staff recommendation for approval with conditions and noted one objection about the timing for construction. Applicant Miles Walker of Shady Bend Properties said he owns both lots and plans to build a new home for his family.
Neighbor Gary Gearhard said he and his wife have lived at 2707 North L Street for 48 years and requested clear information about demolition impacts, privacy protections, future building height, construction traffic controls, schedule and property protection. "We simply want to understand the full range of potential impacts on our home, our privacy, and our daily life," Gearhard said.
Walker said design and planning are at an early stage and offered to work with neighbors to minimize noise and pollution and to provide additional information as plans develop. The commission asked staff to follow up with the neighbor; staff confirmed SF-1 zoning limits building height to 42 feet (about two stories).
Commissioner LaPhoy moved to approve the plat and Commissioner Martin seconded; the motion passed 6–1.
