Council amends rezoning request to R1B for 378 West Michigan Ave

The council considered an ordinance to rezone property at 378 West Michigan Avenue (District 2) from R1 (single-family) to R2 (single-family). Planning staff told the committee the lot is 14,700 square feet and does not meet the typical R2 lot size requirement of 20,000 square feet; staff recommended R1B as a transitional classification consistent with the Western Mission Avenue sub-area plan. "The lot size presently is 14,700 square feet, and the petitioner is attempting to, requesting, I should say, rezone from R1 to R2," staff said during the discussion.

The Planning Commission had voted unanimously to recommend R1B; committee members discussed the sub-area plan and the neighborhood's character, and an amended motion to approve R1B was made, seconded and approved in committee and moved to the council's consent calendar. The action was described as a compromise to maintain the street character while accommodating development expectations.
