City approves new 9,600 sq ft industrial building and tank farm on Okeechobee Road

The commission approved a minor site plan and conditional use to build a 9,600 square foot light‑industrial building and tank storage at 3700 Okeechobee Road / 1903 South 37th Street.

Planning staff described prior application revisions and said the applicant responded to design guidance; planners noted the project meets parking and height limits and proposed substantial perimeter landscaping. At the 07/13 planning‑board meeting staff moved the application to the commission with 10 recommended conditions including land‑clearing and tree permits, South Florida Water Management District conditions and North St. Lucie River Water Control District permit conditions, landscape maintenance agreement and lot combination requirements.

Applicant engineer Leo Giangrande explained that most stormwater will be managed in underground HDPE storm chambers, and that surface conveyance features connect into the storm system. Commissioners questioned detention and conveyance sizing; the applicant confirmed a chamber/cistern system to provide required capacity. The commission approved the project with the planning board's conditions.
