The Police Policy & Code Services Committee voted to recommend an ordinance granting a special use to allow a sunroom addition at 936 South Mallard Court to be set back 21 feet from the rear yard where the code requires a 45‑foot minimum. Planning staff said the proposed addition is approximately 200 square feet and that the Zoning Board of Appeals reviewed the case and unanimously recommended approval; staff concurred with that recommendation.
"The proposed sunroom addition will end up being set back, 21 feet from the rear yard instead of the minimum required, 45 feet," planning staff said during the presentation. Committee Chair Councilman Holmes called for a voice vote; the committee voted aye and agreed to place the item on the council's consent agenda for final action by the full council.
The petitioner's representative was not present but had notified the council that he would attend later. The staff presentation noted the property previously received a variance for deck location at about 11 feet from the western property line and that the sunroom would sit over existing elevations shown on the overhead exhibit.
