The Community Economic Development Committee reviewed a proposed redevelopment of the former H.B. Fuller property at 315 South Hicks Road and agreed to place site-plan approval and a resolution of support for a Cook County 6(b) tax classification on the consent agenda.
Brian Quigley, executive vice president with Connor Commercial, said the team expects to close on the property in August, demolish two existing structures, remediate soil conditions, and prepare about 17 developable acres for a Class A industrial building that could include office, warehousing, manufacturing or e-commerce uses. Quigley said the developer is a contract purchaser planning a closing next month and expects a first building to be underway by mid–2020. "This is the H.B. Fuller factory... we've got plans to redevelop the property into a Class A industrial," Quigley said.
Staff confirmed the proposed site plan meets applicable setback, lot coverage and parking requirements, so the matter was presented only for site-plan approval and a resolution of support for the county tax classification program. The committee voted to place the item on the council consent agenda to be considered at the full meeting.
Next steps: the item will appear on the consent agenda for council consideration; if approved, the developer plans to proceed with remediation and demolition ahead of redevelopment.
