Planning panel approves addition and angled parking plan at South Green Road

The Beachwood Planning and Zoning Commission approved a site-plan revision for an addition at 2509 and 2515 South Green Road on July 30, after city staff recommended approval and commissioners reviewed circulation and parking arrangements.

Joe Gutowski, project civil engineer, told commissioners the revised plan provides a one-way flow and angled parking to work with existing grades and to minimize earthwork. He said he included an ADA space and noted a shared-parking agreement with the adjacent Chabad property to meet parking requirements.

City staff supported the plan. "We reviewed the plans. It's a good set of plans," Mr. Chuni said; he recommended approval and said the one-way pattern reduces drive-aisle width needs while the buffer between parking and sidewalk could be resolved administratively. Building and police had no concerns; the fire department asked that code requirements for any occupancy change be met.

Commissioners asked about turn radii, curb heights and whether traffic impacts on Green Road were likely; staff said the configuration was preferable to earlier concepts that routed cars toward a neighboring intersection with a catch basin. The motion to approve the plan subject to fire-department and city-engineer comments passed on a unanimous vote.
