A county staff member told the Horry County Planning Commission at its July 30 workshop that the applicant is seeking rezoning of about 186.84 acres along Highway 905 to permit up to 372 single-family homes, with lots of at least 7,000 square feet and 40-foot maximum building heights.
The staff member summarized project commitments in the development agreement, including "They're proposing a max unit count of 372 single family homes with a minimum lot size of 7,000 square feet and a maximum building height of 40 feet" and noted proposed naturally forested perimeter buffers ranging from 100 to 200 feet, a donation of 1.21 acres for a fire-station expansion, and off-site road work such as turn lanes on Highway 905 and Old Reese Ferry and a traffic signal at their intersection. Commission members and the applicant's representative discussed holding a community meeting to address about 20 outstanding public-comment items before returning for a formal hearing; staff said the developer should submit a deferral letter to carry the matter to the October voting meeting.
