Capital staff presented Annex N2287 to address deteriorating exterior soffit and header conditions at Forsyth Elementary School that threatened HVAC performance and building envelope integrity. The scope includes demolition of failing soffit assemblies and replacement with a new metal soffit and trim system, new exterior wall assemblies as needed, and related insulation and moisture protection work to prevent condensation and equipment damage.
After questions about schedule pressure and whether awarding sooner would reduce the risk of work occurring during occupied hours, trustees moved the item from briefing to board action to allow earlier award and quicker mobilization. Staff recommended Spence Brothers of Ann Arbor as the contractor with a base bid of $728,650 and a 10% contingency of roughly $72,000 for a combined total presented in the packet of approximately $801,515 to be paid from capital funds. Trustees said speed and timing before school starts justified advancing the item.
