Revised plat for Raintree Forest Lot 200 would expand buildable area after new topo survey

Staff presented a revised final plat for Lot 200 in The Reserve at Raintree Forest (OSRD zoning), explaining that a field topographic survey identified additional portions of the lot with slopes of less than 25 percent and that the applicant requests an adjustment to setback lines to add roughly 2,535 square feet to the building envelope.

"The requested revision is based on a field topographic survey that identified additional portions of the lot with slopes of less than 25%." S2 (Staff member) said. Staff noted Lot 200 is a transitional lot requiring a transitional-lot site plan and review by engineering and listed 11 standard conditions; staff recommended approval subject to those conditions.

Commissioners confirmed that the change was based on updated survey data, that the transitional-lot process will apply for future development, and that no additional special conditions were proposed beyond standard requirements.
