Preliminary plan for 990 Waller Road would divide former church property into three R2 lots

Staff asked the commission to consider a preliminary plan for 990 Waller Road, a property rezoned from SI1 (service/institutional) to R2 on March 25, 2024. The plan shows three new lots on roughly 7.55 acres; staff said the parcel was formerly part of the Concord Community Church of the Nazarene and utilities will be provided by Nolensville College Grove Utility District for water and Metro Water Services for sewer.

"American Technical Services requests approval of a preliminary plan showing 3 lots on approximately 7.55 acres," S2 (Staff member) said. Staff recommended approval subject to 12 standard conditions. Commissioners viewed the exhibit and asked for a view of a map showing tree lines and road connections; staff confirmed the church had previously owned the property and that the three-lot layout matched the recorded rezoning action.

The commission did not vote at the meeting; staff will process conditions and return the item for formal actions as required.
