Commission approves waiver so Pioneer Point commercial center can limit vehicle connection to Butter Churn Drive

The Fort Worth City Plan Commission approved a waiver for PP26-24 (Pioneer Point Crossing) that will allow a developer to avoid extending Butter Churn Drive through a nine‑lot commercial plat while providing pedestrian access between the neighborhood and the proposed grocery anchor.

Steve Gregory of Maloof Interests, the applicant’s representative, told commissioners the project includes a Tom Thumb‑anchored shopping center and that allowing day‑to‑day delivery truck traffic to route through a neighborhood connection would create cut‑throughs. Gregory said the project will provide sidewalks for pedestrian access and that the team has coordinated with TxDOT on access design. “We prefer everybody use those access points and not cut through people's neighborhoods and homes as a shortcut,” Gregory said.

A motion to approve the waiver to section 31-1102(b)(2) and conditionally approve the final plat subject to staff comments was made and seconded; the motion passed by voice vote. Staff will clear the conditional items before the plat is recorded.
