Triad proposes land swap to clear potential rail corridor and advance commercial project

Jordan Watson of Triad Development presented a land-exchange proposal tied to an uncertain future rail crossing and master roadway. Triad would give the city approximately 1.53 acres in the northwest quadrant of its property—land identified by the city for a future rail alignment—in exchange for a 1.02-acre city-owned stormwater parcel and dead-end roadway. Watson said the exchange would allow Triad to proceed with a commercial flex-space project while giving the city control of the corridor area, avoiding what Triad described as potential multi-million-dollar acquisition costs.

Council members acknowledged the potential benefits but emphasized the need to finalize the rail crossing alignment with Union Pacific and to clarify engineering and relocation expenses; the developer said it was hesitant to spend $50,000–$75,000 on engineering until the alignment is more certain. No formal action was taken.
