Jeremy Lopez (speaker 9) sought a variance to recognize an existing basement dwelling at 1129 Amherst St as a 0.333 unit. Lopez presented photos, described two entrances, full‑size windows and a bathroom, and estimated the finished area at roughly 600–800 square feet. He said the unit would be a one‑bedroom studio, with existing off‑street parking for three vehicles.
Neighbors and at least one board member expressed concerns about overcrowding and the condition of the property's rear yard. After discussion and a motion to grant the variance, the board approved the request by a 3–2 vote. The chair told Lopez to clean up the back yard as part of the board’s conditions and comments.
"It wouldn't be moving a family in there. It would literally be a studio, 1 person, possibly 2," Lopez said while describing the unit's layout. The board split on whether the change would harm neighborhood character; one member said they voted no because of crowding and property condition.
