Planning board hears update on 'Pembroke Meadows' housing concept and wetlands workshop

During committee reports the Conservation Commission representative briefed the board on a conceptual plan named Pembroke Meadows, which has been appealed to the Housing Appeals Board after a zoning denial. Members circulated conceptual materials and discussed potential curb-cut/driveway issues on Pembroke Street and Broadway; the board noted that any new access likely requires state review and possibly a traffic study.

Separately, the board discussed a proposed wetlands ordinance and associated buffer guidance. Conservation had circulated multiple documents and recommended incorporating portions of Concord's wetlands buffer language; a joint meeting between the Conservation Commission and the Planning Board is scheduled for August 11 to review the wetlands document and buffers.
