Planning commission recommends approval of multiple zoning ordinance edits to Board of Supervisors

The Isle of Wight Planning Commission voted July 28 to recommend a package of text amendments to Appendix B of the county zoning ordinance to the Board of Supervisors. Community Development Director Amy Ring told commissioners the edits revise general permit requirements, use types, setbacks, landscaping and parking standards and reflect prior work sessions dating to April 28, 2026.

"There is a red line version of the ordinance attached to the staff report," Ring said during her presentation, noting the commission had previously directed staff to advertise the changes for public hearing. After short discussion, a commissioner moved to recommend the package "as written," and the commission approved the recommendation on a roll call vote; staff confirmed the Board of Supervisors will consider the amendments at its Aug. 20 meeting.

Commissioners said the changes respond to operational realities and allow staff to apply consistent review standards. The revision package includes adjustments to residential and commercial use types (Article 3), zoning district boundaries and setbacks (Article 4), accessory and industrial overlays (Article 5), general design and development review procedures (Article 7), landscaping and screening (Article 8) and vehicle parking requirements (Article 6). The commission record shows staff recommended approval "as proffered."
