The Special Magistrate Robert Print found the Adriatic Condominium at 835 West Elkhum Circle guilty of violating the Marco Island Municipal Code after Code Enforcement Officer John Negra testified that the dumpster enclosure lacked its required doors. Negra told the hearing that he observed the condition on 04/24/2026 and listed follow-up inspections on June 25, July 9, July 16 and July 24 that showed the doors remained missing; he introduced a notice of violation and supporting photographs into evidence.
Norm Miller, president of the association, told the magistrate the group had "signed the contract on 06/08" and "we're trying our best," saying a contractor had been hired but a permit had not yet been applied for. Magistrate Print accepted the evidence, found the violation proved, and ordered compliance by obtaining the required permit within 60 days. Print imposed a reduced fine of $150 plus $50 costs and warned that continued noncompliance would trigger escalating per‑day fines, stating the alternative as a per‑day fine if the permit was not obtained.
