Board approves special permit for 99 Sconset Avenue addition

Eric Allman of Allman Construction told the Zoning Board that the proposal for 99 Sconset Avenue would enclose existing decking with a 10‑by‑12 dining room and a 10‑by‑14 covered porch and use materials matching the house. "We feel that this project will not be substantially more detrimental to the neighborhood," he said.

Town staff noted the house was built in 1950 and recommended eight standard conditions, including that any work encroaching on septic components obtain board‑of‑health approval or a variance. Board member Chamberlain moved finding a lawful preexisting nonconforming structure and cited conditions 1–8; other members voted in favor and the board issued the special permit.

The approval is conditioned on the listed standard conditions and on the applicant obtaining any required permits from the board of health and building department before starting work.
