Board grants rear‑setback variance for Pecan Grove home after applicant cites lot constraints

The Zoning Board of Adjustments granted a variance to Talaysha Houston on July 16 to reduce the rear‑yard setback from 20 feet to approximately 10.3 feet for the garage portion of a new residence at 644 Oak Street in the Pecan Grove subdivision.

Houston described the lot’s shape and said strict adherence to the 20‑foot rear setback would significantly limit building area and require substantial redesign and expense. She said Dunn Homes is assisting with the project, that Dunn Homes owns the lot behind hers and has no objection, and that the requested variance is limited to the garage portion of the home. A board member noted corner‑lot rules and no one spoke against the application; the board approved the variance by voice vote and recommended the approval be recorded in the plan and zoning file.
