The St. Charles Parish Planning Board on July 9 approved a set of routine land-use items, including two minor resubdivisions and a special permit, and forwarded multiple rezoning requests to the parish council for final determination.
Brett, a planning staff member, summarized the Monterey resubdivision (2026-8-MIN) to divide Lot 24A1 into two lots at 22064 4th Street in Luling and recommended approval, noting the proposed lots "meet the minimum area with requirements for the zoning district along with the geometric standards." Zoe, another planning staff presenter, described a townhome lot split for Deluxe Builders (2026-9-MIN) and a special-permit request (2026-5-SPU) allowing a single-family residence in a C-3 zone, and the department recommended approval of both. Each item drew no public opposition and passed on unanimous motions.
The board also approved a rezoning referral for Billy Butler (2026-5-R) in Hornville after staff concluded the request met the parish’s rezoning criteria, and the item will be transmitted to the parish council for final action. Chair announced successful motions and advised applicants they would receive formal notices when the items appear on upcoming parish council agendas.
The approvals are procedural recommendations to the parish council; the council will make final determinations on the rezoning items forwarded by the board.
