The commission approved a request to rezone approximately 6.2 acres (BAZ-002903-2026) from AG (agricultural) to RS (single-family residential) to permit a lot split and construction of a new single-family lot. Staff described the rezoning as necessary because the current AG frontage and lot-size requirements would prevent the proposed lot split; staff recommended approval with typical engineering and right-of-way dedications.
Applicant Todd Spicer told the commission that his lot-split concept evolved during the review process (from a roughly 1-acre split to a plan closer to a 2.2-acre new lot) and staff confirmed RS frontage and minimum lot-size standards would be met. Staff also noted portions of the site intersect FEMA-mapped 100-year floodplain and that future development must comply with city, FEMA and U.S. Army Corps of Engineers requirements.
A commissioner moved to approve the rezoning per staff recommendation and the motion passed unanimously. Staff said the subsequent lot-split and any site-plan work would appear on the consent agenda (unless the commission requested otherwise) and announced the rezoning will go before City Council on July 14 at 6:30 p.m. in the chambers.
