Architect describes 196‑unit layout, cottages and amenity plan for Thrive at Montgomery

Chris Wolverton, architect of record for HQW Architects, presented floor plans and elevations for the Thrive at Montgomery project and walked the board through the interior program and exterior treatment. "This project consists of 196 residential units," Wolverton said, describing a north–south spine that contains memory care and amenity spaces and an east–west spine that links the two‑story independent living cottages by a two‑story atrium.

Wolverton described amenity spaces including dining rooms, a theater, salons and fitness/wellness areas, plus courtyard and outdoor social spaces. He noted the building is approximately 52 feet to the parapet with a mansard roof screening mechanical equipment and emphasized a mix of materials (HardiePlank, cultured stone, brick) and step‑out balconies on about 25 assisted‑living units to create a “warm, modern cottage” aesthetic. The board discussed screening of meters and service areas; the architect and planner said utilities will be located at the rear and additional screening can be provided in final plans.

The architect provided photorealistic renderings from Scarborough Road and Route 206 to show how topography and vegetation will screen much of the building mass, and confirmed interior courtyards and walking paths will provide social and therapeutic spaces for residents.
