Chair Justin Green and commissioners said data and waitlist analysis point to a large local need for one‑bedroom rental units. "When you need 1,000 one‑bedroom units and you only need a handful of 3 and 4 bedroom units, we should not be building 3 and 4 bedroom units," Chair Green said, urging the county to use developer assistance and incentives to encourage production of smaller units.
Green proposed organizing an affordable housing summit to bring together developers, property managers, public entities and partners such as HomeWise and Civic Housing to coordinate production and management strategies. Commissioners discussed collaboration and leveraging county grants and developer partnerships (Pulte, D.R. Horton) to align new construction with the most-pressing demand for smaller units.
Why it matters: The board framed production choices as a policy lever to better match supply with local demand; commissioners signaled willingness to use developer assistance and convenings to shift incentives toward one‑bedroom units that the authority says are most needed for voucher and public housing applicants.
