Applicant proposes 900 sq ft lake-adjacent house with infiltration measures at 85 Lake Drive

Steve Motto presented the proposed design for a small, 900-square-foot-footprint house at 85 Lake Drive, noting the property abuts a pond and is adjacent to Hales Brook. Mr. Motto described a pervious gravel driveway, a 12-inch trench running beside the drive directing water to rain gardens, a serpentine swale in the backyard to aid infiltration, and downspouts routed to an underground collection system that leads to an on-site infiltration system.

Mr. Motto said silt fences and wood chips will be used during construction to limit sediment runoff, and the application included a letter from Mr. Tucci; IWWA recommended Mr. Motto consult Mr. Tucci for site-specific advice. The commission reviewed these features and confirmed that the project team’s engineers intended for runoff to be infiltrated on-site before reaching significant water sources.
