At the special Charles Town Planning Commission meeting, the applicant's representative, Miss Perry, presented a detailed summary of the revised Langham Farms South sketch plan, including unit counts, parkland dedications and commercial acreage.
Miss Perry said the tract totals "100 and 100.4 total acre tract, net buildable land area of about 66 acres" and reported the proposal includes "627 residential units" broken down as "240 multifamily apartment units," "220 townhome units" and "167 single family detached homes." She also described a 5% workforce housing set-aside within the townhome product (31 townhome units) and said "15.87 acres of commercial area has been provided, which is 24% of the net buildable land area."
Miss Perry added that 10.79 acres of city parkland will be dedicated in two parcels and that an additional 7.9 acres of HOA-maintained common open space is planned. She recommended the city accept bonding tied to the final plat for the 193rd single-family unit as an alternative to the staff's earlier-construction trigger for park amenities, saying the bond gives the city a financial safeguard "should something happen with the market or the economy here and the rest of the project doesn't move forward."
