Council flags an Airbnb listing as possibly violating Dunes City 30-day rental rule; staff to contact owner

Councilors asked staff to seek documentation — leases or payment records — that would show whether the occupant was staying 30 days or longer and therefore exempt from short-term rental rules. As one councilor put it, "if a person leaves early, that doesn't mean that that property can go back into the open market until the first 30 day period has elapsed," a point the council said staff should consider when assessing calendar blocks and refund practices on platforms such as Airbnb. Members also raised potential tax implications: short-term rentals are subject to a 5% room tax the city expects to collect if a stay is under 30 days, and councilors asked staff to coordinate with the state tax collector about tax remittance and platform practices.
