Homestead launches expedited permits for small residential work

A Development Services representative for the City of Homestead told residents the city recently launched an expedited permitting process for selected small residential projects and explained when permits are required.

“Anytime you make improvements that involve safety systems, electrical, plumbing, or structural changes, you'll likely need a permit,” the Development Services representative said, noting that routine cosmetic work — crown molding, painting, replacing interior doors and similar tasks — generally does not require city permits. The representative said the expedited process can issue selected small permits in “just 2 to 3 days” and listed eligible items including meter repairs, tree removals, air-conditioning unit replacements and fence installations.

Staff also described a forthcoming Homestead Enterprise Permitting and Licensing System that will allow residents to apply, upload documents, pay fees and track projects entirely online. The city emphasized that permits are intended to protect life safety, energy efficiency and water conservation; work that affects electrical, plumbing or structural systems still requires review and approval through the appropriate application route. For projects that appear exempt but involve technical work (for example, when a light fixture replacement requires electrical modification), residents were advised to check with Development Services before starting work.
