Staff proposes lifting one-bedroom requirement in part of Razor Ranch to improve marketability

City planning staff told the commission that a provision in a portion of the Razor Ranch overlay that requires single-family homes to be one-bedroom will be amended to allow existing homes with lofts to convert that space into a second bedroom.

"The market of 1 bedroom units has been proven to be challenging," said Angie Mangleris, assistant planning director, explaining the proposal is aimed at improving the marketability of homes for sale. Mangleris said the change is not intended to redesign the platted subdivision and that infrastructure and paving are already in place.

Commissioners asked whether enabling more one-bedroom-for-sale units would require smaller lots or narrower frontages; staff said redesign could be challenging given existing utilities and paving. The commission discussed keeping the comp plan and development math in mind for future policy work.
