Commission approves Arden Woods alteration to restore original lot count; HOA to maintain detention pond

Staff presented a resolution authorizing an alteration to the Arden Woods OSRD development plan that would uncombine two previously merged lots and return the subdivision to its original 30‑lot design. The property is approximately 1.37 acres and the replat creates a dedicated detention parcel so that stormwater controls are not located on a buildable residential lot. Planning commission approval was reported from the July 6 meeting.

Todd (staff) said the detention area was originally intended to be HOA‑maintained and the new plat will require the HOA to own and maintain the detention parcel. Commissioners asked clarifying questions about maintenance responsibility and platting mechanics; staff said the change "really cleans it up" and that the replat will result in three lots shown on a single plat (two buildable lots plus the detention lot).
