84 Fargo Lane plan sent toward ZBA review after board questions on grading, stormwater and a large tree

The Planning Board reviewed a site plan for 84 Fargo Lane on July 8 and identified several technical items that must be resolved before the board can grant final site-plan approval. Louise Greig of Greig & Davis Engineers presented the scope — replace the front walk in kind, shift and slightly reduce a patio, terrace the rear yard up to about 18 inches, and add a trench drain plus two dry wells — and the board asked for clearer stormwater plan representation, detailed spot elevations for the proposed terracing/wall, and a review of tree-root impacts where an infiltration feature is proposed near a 20-inch tree.

Board members noted the property previously had a coverage variance and that even a small additional overage (the applicants discussed roughly 21 square feet) would require Zoning Board review. The board flagged concern that grading up to 18–20 inches over tree roots could kill a specimen and advised the applicant to consult village landscape consultant Suzanne Nolan and the tree commission about removal or required replacement. Staff told the applicant the ZBA application deadline is Monday for the August 18 ZBA hearing and instructed the applicant to coordinate with Ed Maron on the three follow-up items so the planning board can consider a revised plan after ZBA action.
