At its July 22, 2026 session the Metropolitan Short-Term Rental Board of Appeals recorded the following formal actions:
- STR 2026-020 (306 Pullan Avenue, appellant Jacob Petroski): Board denied the appeal and the zoning administrator's revocation stands. Staff cited out-of-state voter/license records and a county tax owner-occupancy credit as factors supporting the revocation.
- STR 2026-021 (515 27th Avenue North #3, owners Jod Junia & Beatatric Conession; manager Sapphire Properties/Hunter Akens): Board found the property had operated with an expired permit but, given manager admissions of process failure and remediation, allowed the owner to apply for a new permit 90 days from June 3, 2026 (vote recorded 4'-1).
- STR 2026-022 (2406 Alamita Street, appellant Natalie Estatu): After reviewing extensive contemporaneous evidence, the board unanimously found the appellant resides in Nashville and reversed the denial; staff advised the appellant may reapply immediately.
These actions were recorded in open session; staff will follow up with procedural instructions to the respective appellants and managers.
