Magistrate grants EMC Global extension to Sept. 22 to secure permits for 4226 Tranquility Drive

The Special Magistrate granted a 60-day extension on July 22 to EMC Global LLC, owner of the property at 4226 Tranquility Drive, to bring the property into compliance after the town alleged missing permits and exterior maintenance defects.

Code Compliance Officer Orlando Caret said the case (CC-26-100) was initiated on May 11, 2026, and that an application for the interior renovation was submitted on July 14 and is under review. Officer Caret stated that landscape violations had been remedied but the property remained otherwise noncompliant; formal notice was mailed in June and certified mail was unclaimed on July 16.

Respondent Anita Moskiti, who identified herself as managing director for EMC Global LLC, told the magistrate she discovered some exterior defects only after removal of hedges and described difficulty coordinating two subcontractors (an electrician and a plumber) who must submit permit applications. Moskiti asked for a 60-day extension, saying, "If I may have an extension, I would greatly appreciate it." The town indicated it was "okay with giving them up to September 22," and the magistrate ordered compliance by Sept. 22, 2026, or the imposition of $250 per day fines and $250 in prosecution costs.

The magistrate noted that once permits are approved the town customarily allows six months to finish the work and that additional time can be granted by the building department if permitting delays occur.
